What kind of properties do you take on for guaranteed rent?
We specialise in high-end apartments and houses in London. Properties must be well-located and meet a minimum standard — or be open to upgrading through our design team.
Will I still have access to the property?
Yes, you retain full ownership and legal access. However, we request reasonable notice to avoid disrupting guests and operations.
Who pays for maintenance and repairs?
We cover general maintenance, repairs, and routine upkeep under the agreement — ensuring your property is well maintained throughout the term.
What if the property gets damaged?
We conduct guest screening, collect deposits, and carry insurance to protect the property. Our cleaning and inspection processes also help us catch and resolve issues quickly.
How do I know the rent you're offering is fair?
We base our offers on market conditions and short-let performance data, and always explain the breakdown. Fairness and trust are central to how we operate.

Full Management Service FAQs

How do you charge for your management service?
We take a small, percentage-based fee from the gross booking revenue.
This covers the full operation:

  • Guest handling

  • Organising professional cleans

  • Managing your listing and performance

  • Running the high cash-flow strategy

  • Ongoing revenue optimisation

  • You earn more while we run it all.
What type of properties do you manage?
High-end apartments and homes across London. Properties should be in good condition, or open to improvement — which we can manage in-house.
Do I need to furnish the property myself?
Our design & build team will work with you to uplift your property. This is charged to the landlord as it helps to increase potential income.
Can I still use my property occasionally?
You can, should you need to. However, we typically take on properties under a contractual agreement for optimal performance and scheduling.
We always work with our landlords — and should you wish to end your partnership or reclaim use of your property, you can do so at any time, with fair notice.
Who deals with guests, reviews, and damages?
We do. Our team is on call 24/7, manages all communication, collects deposits, handles damages, and responds to guest concerns. You stay completely hands-off.
